  • Smoke Detector and CO2 Detector Test with expiry date logging
  • Fire extinguisher checked and signed off on
  • GFCI Outlet testing
  • Door operation and locking function checked
  • Handrails checked for safe weight bearing and rigidity
  • Home vacuum filter cleaned, brushes cleaned out
  • Lightbulbs changed as needed
  • Garage door auto-reverse tested
quarterly
  • Gardens weeded, mulch removed and topped up as needed
  • Seasonal storage changeover
  • Furnace filter changed
  • Drains checked for clogs
  • Dishwasher filter cleaned
  • Sump pump tested for full operation and automatic shut off
  • Washing machine run on cleaning cycle and checked for leaks
  • Dryer vent pipe cleaned
  • Washroom exhaust fan cleaned and checked for operation
  • Washroom/Kitchen grout and caulking checked for damage
  • Washroom/Kitchen Caulking/Silicone UV checked for mold/mildew growth
  • Hot water tank checked for leaks and operation

  • Eavestroughs cleaned at start of spring and end of fall
  • Draft areas scanned with thermal camera to stay ahead of developing air leaks
  • Window operation and locking function checked
  • Smoke/CO2 detector battery changed
  • Fridge coils vacuumed
  • Exterior spigot turned on/off and checked for leaks
  • Window weep tracks/holes cleaned out
  • AC unit covered/uncovered
  • Microwave vent cleaned/degreased
  • Kitchen hood range cleaned/degreased
  • Spring yard dethatching, fall leaf cleanup (mulched/removed at owner’s preference)
